FRA Fire Door Action Pack – Products & Next Steps (UK)

Received a Fire Risk Assessment (FRA) identifying fire door issues? The first task is to work out which findings need a suitable product, which require inspection or repair by a competent person, and how completion will be recorded.

This FRA Fire Door Action Pack is a practical product-selection and action checklist, not a pre-packed product bundle. It is intended for landlords, managing agents, facilities teams and other building managers purchasing items after reviewing an FRA.

Start with the FRA finding, not the product

  1. Read the precise defect and recommended action. Check the door location, any supporting photographs, the stated urgency and the assessor's recommendation.
  2. Separate straightforward supply needs from technical defects. Signage, identification labels and record-keeping materials are different from repairs to closers, seals, hinges or a fire door assembly.
  3. Choose the right product only where appropriate. Match the wording, quantity, measurements or format to the actual requirement. Do not assume a general-purpose replacement component is compatible.
  4. Track and close the action. Record who completed the work, the date and the evidence, linked to the particular door. Find out what evidence helps close an action.

Match common fire door findings to your next step

Missing or incorrect fire door signs

Possible supply: Fire Door Keep Shut signs or Keep Locked signs, as applicable. Check the exact sign wording, location and fixing method; they are not interchangeable. Read fire door signage requirements first if unclear.

Doors cannot be identified reliably in reports

Possible supply: Sequential Asset ID labels. Numbering is useful for door registers, contractor instructions and inspection evidence. Do not present asset numbering itself as a universal legal requirement.

Missing or inconsistent inspection records

Possible supply: Fire Door Inspection Record Book & Schedule, a digital PDF for recording checks, findings and follow-up. Write-on inspection tags may help with visible identification of completed checks when the site's process calls for them.

Setting up recurring checks for up to 100 doors

Possible supply: Annual Fire Door Inspection Kit, comprising 100 asset labels, 500 write-on tags and the record book PDF. It supports administration and routine checking, not the specialist inspection or repair itself.

Faulty closers, hinges, seals or excessive gaps

Next step: Arrange the inspection or repair appropriate to the issue and the door assembly, using a competent person where needed. A new component is not automatically suitable merely because it is marketed for fire doors. Use our guidance on closers, gaps and seals to understand the issues, then check the specification and assessment before buying any hardware.

Residential and commercial FRAs are not identical

Residential blocks

For blocks of flats, the FRA and applicable legal requirements determine checks and remedial priorities. In England, additional fire-door duties apply to multi-occupied residential buildings, with specified three-monthly communal-door and best-endeavours annual flat-entrance-door checks where the top storey is more than 11 metres above ground level. See the official GOV.UK fact sheet. Do not apply these precise intervals automatically to every UK property.

Commercial premises

Offices, shops, warehouses, schools and care settings have different occupants, risks and door arrangements. Requirements and priorities should follow the relevant fire safety law, the FRA and competent advice. One generic purchase pack cannot address every commercial fire-door finding.

What evidence should you retain?

  • The original FRA finding and exact door or location reference.
  • The prioritisation decision and who is responsible for the work.
  • Any purchase details, contractor reports or photographs relevant to the finding.
  • The date of completion and any follow-up verification appropriate to the work.

For larger managed portfolios, see Fire Door Compliance for Managing Agents for a practical door numbering, records and follow-up workflow. For the broader process, read Fire Door Remedial Actions After an FRA.

Important: Purchasing a sign, label, record book or kit does not by itself remedy a defective fire door or demonstrate legal compliance. Address higher-risk defects promptly in line with the assessment and seek competent advice on repairs and component compatibility.
